Overlays only work over structurally sound concrete. We check for movement, settling and hollow spots first. If a slab needs replacing rather than resurfacing we tell you — an overlay on a moving slab will telegraph that movement through eventually.
The existing surface is cleaned and mechanically profiled so the overlay has something to bond into. Anything loose, chalky or previously coated comes off.
Cracks get chased out, filled and bridged. Spalled areas are patched back to level. This happens before any decorative work, not after.
A bonding layer goes down to lock the overlay to the original slab. This is what stops delamination later.
The overlay is applied and worked to the finish you picked — stamped stone or brick, broom, smooth trowel or hand-textured. Patterns get stamped while the material is still open.
Integral colour, stain or antiquing release, then a UV-stable sealer. Outdoors that sealer is the wear layer and gets renewed every few years.
Patterned to look like flagstone, brick, slate, tile or cut stone. The most common decorative choice for patios, pool decks and entryways where the goal is to look like something other than concrete.
Clean, functional, lightly textured for grip. What most driveways and walkways get. Straightforward and hard to get wrong.
Flat and modern, usually interior or covered exterior. Pairs well with stain for a polished-concrete look at a fraction of the cost.
Heavier hand-worked texture with more depth and variation. Slower to install and priced accordingly, but it reads as natural stone.
For slabs that are out of level or badly worn. Flows out flat and creates a true plane before any decorative work goes on top.
An overlay generally runs well under half the cost of tearing out and replacing a slab, and that gap widens on anything hard to access — back patios, pool decks inside a screen enclosure, anywhere a demo crew would have to hand-haul concrete out.
Price moves on square footage, slab condition (how much crack chasing and patching happens first), finish (broom is the value option, stamped and hand-textured stone cost more), and colour work (integral color alone versus stain, dye or an antiquing release).
The honest limit: an overlay is a surface. If the slab underneath has structural movement or has settled, an overlay will eventually telegraph that through. We tell you when a slab is a replacement rather than sell you a resurface that will not hold.

The sealer on top is the wear layer, and outdoors in Florida that gets renewed every few years. Re-sealing is cheap and fast compared to the original install.
Existing cracks get chased and filled before the overlay goes down. That handles surface cracking permanently. What it cannot stop is a slab that is still moving underneath — nothing you put on top can.
